The process

How buying works, step by step

  1. 1

    Define the search

We start with how you plan to use the property (full-time, seasonal or as an investment) and shortlist options from our exclusives and the full MLS.

  2. 2

    Visit & choose

Showings in person or by video call, with straight answers on building history, HOA fees, rental rules and resale outlook.

  3. 3

    Offer & purchase agreement

We present your offer and negotiate terms. Once accepted, both parties sign the purchase agreement that sets price, closing date and conditions.

  4. 4

    Due diligence & escrow

Inspection and legal review take place while your deposit is held securely by a neutral escrow company until every condition is met.

  5. 5

    Bank trust & notary

A Mexican bank sets up your fideicomiso and a notary public formalizes the transfer. Our closing team coordinates every party.

  6. 6

    Closing & handover

After the final walk-through you sign, funds are released and the property is yours. We stay on for utilities, staff and anything after.

You might be wondering…

What is a fideicomiso, why is it necessary, and how does it work?

What is a fideicomiso?

A fideicomiso is a bank trust that allows foreign individuals and companies to legally acquire and own real estate within Mexico’s restricted zone (coastal and border areas, including Puerto Vallarta). Through it, a Mexican bank holds the property in trust for your benefit, giving you the same rights as a direct owner.

Why is it necessary?

Mexican law restricts direct ownership of real estate in the coastal and border zone for foreign buyers. The fideicomiso provides a secure, legal and well-established way for foreigners to purchase, own, use, sell or transfer property in these areas.

For buyers

The fideicomiso gives you full ownership rights, including the right to use, rent, sell or transfer the property. It offers legal security and peace of mind, and makes the purchase process safe and transparent.

For sellers

A fideicomiso allows you to sell your property to foreign buyers, expanding the pool of potential clients and making your property eligible for international purchasers.

How does it work?

  1. 1

The buyer selects the property and agrees on the terms.

  2. 2

A Mexican bank sets up the fideicomiso in the buyer’s name.

  3. 3

The property deed is transferred to the trust.

  4. 4

The buyer pays the purchase price.

  5. 5

The buyer receives the trust documentation and can now enjoy, rent, sell or transfer the property.
